faceplates, baseboard heaters

More finish work was done today.  I added faceplates to most of the outlets and switches.  Double outlets / switches aren’t done yet because I bought the wrong ones.  I’ll pick up the right ones tomorrow.

Seam sealer, normally used in vinyl flooring, was used to seal the butt joints in the countertop.

The baseboard heaters were all installed except in the bathroom.  The heater does not work.

I’m diagnosing the problem.  It may be the wiring.  There are two white wires present that I cannot explain.  I will get some help from an electrical engineer friend.  He generally doesn’t mind helping, even with things way below his expertise.

The living room needed an extra length of 12-2 wire added from the live side to the other side of the heater.  When these heaters were taken from the house at 520, I noted that two heaters were connected in series.  This must have resulted in less than half the heat coming from both heaters as the voltage would drop to about 120VAC to each rather than the full 240VAC.  So, when using these as backup heat at 1403, it occurred to me that connecting the 2nd heater to the tail end of the 1st would not work, hence adding the length of wire to supply the next heater.

We also tried to connect the tenants’ phone to the hot water meter using the QR code on the meter to run an app.  This, for unknown reasons, did not work.  I will continue to monitor the hot water use monthly and send a screenshot of the app to all tenants.  (I disconnected from my phone and reconnected several times, so I know the meter works.)
