I got some pink insulation, drywall, and a piano hinge from Home Depot today.
Two sheets had damaged corners, so I got them for $10 a piece rather than $23.
In prepping the walls for furring, insulation, vapour barrier, drywall, mud, primer, and paint … phew! lots to do! – I found a resident who was not paying rent. It’s the second time I saw them.
Some of the studs and lots of the sheathing had rot. Dave said that the tenant complained to the previous landlord that water was infiltrating the living room as they only had a scratch coat and no finished stucco. The garage had the same finish.
I cut out the rotten 2×4 pieces and shored them up. I’ll use spray foam insulation to stick the stucco to the framing. Short of ripping down the stucco, re-sheathing the wall, and re-stuccoing it, I’m not sure what else can be done aside from spray foam insulation. It is extremely sticky. I thought of using PL adhesive, but … I’m still undecided.
We (Dave. Floyd, and I) debated the height of a 2×6 backer for hanging a television on the wall. Many places online say between 42 and 48 inches. That seemed quite low to me, so we settled at 52 inches (bottom of backer).
Still a ways away from putting up insulation, let alone drywall.
